What it costs to buy
The purchase price is the headline. These are the lines underneath it.
At closing
Lender fees, title and escrow fees, prepaid taxes and insurance, and your down payment. Your lender gives you a written estimate early so nothing is a surprise.
Community costs
HOA dues, and in many communities a transfer or capital contribution fee paid once at closing. Amounts vary widely from one community to the next.
Club costs
If you join a club: an initiation fee, monthly dues, and often a food and beverage minimum. These are separate from the home purchase.
For any home you are serious about, I put together a line-by-line estimate using figures from the lender, the title company, the HOA and the club.
