BUYER RESOURCES

How buying a home works in Arizona

The usual path, step by step. Every purchase is a little different, and I will walk you through yours.

1. Get pre-approved

A lender reviews your income, assets and credit and tells you what you can borrow. Sellers expect a pre-approval letter with an offer. If you are paying cash, you will show proof of funds instead.

2. Choose an agent and sign a buyer agreement

Before we tour homes together, we sign a written agreement that spells out what I do for you and how I am paid.

3. Tour homes and communities

We narrow by community first, then by home. In golf communities I also arrange a look at the club where possible.

4. Write an offer

I pull recent sales that truly compare, and we decide on price and terms.

5. Inspect the home

After the seller accepts, you have a set number of days to inspect the home and review HOA and community documents. Within that window we can ask for repairs, renegotiate or cancel.

6. Appraisal and loan approval

If you are financing, the lender orders an appraisal and completes underwriting.

7. Close

A title and escrow company handles the money and paperwork. You sign, the deed records, and you get the keys.
