BUYER RESOURCES

Golf memberships, explained

Membership is the part of a golf community purchase that listings rarely explain.

Equity and non-equity

With an equity membership you own a share of the club and may get part of your fee back when you leave. A non-equity membership is a right to use the club, usually with a lower entry cost and no refund.

Golf, sport and social

Full golf memberships include the courses. Sport or social memberships cover dining, fitness and events, sometimes with limited golf. Names and privileges differ at every club.

Tied to the home, or not

In some communities membership comes with the property or must be bought with it. In others it is optional, and some have a waitlist. This changes both the cost and the resale picture.

Questions to ask every club

  • Which membership types are open right now, and is there a waitlist?
  • What are the initiation fee, monthly dues and any food or service minimums?
  • Does the membership transfer to a buyer if I sell?
  • Are assessments planned for course or clubhouse projects?
  • How hard is it to get a tee time in peak season?
  • Are there reciprocal privileges at other clubs?

Fees and rules change often. I confirm current details with each membership office before you make a decision.
