GOLF COMMUNITY GUIDE
The Boulders
A resort, two Jay Morrish golf courses and twelve neighborhoods set among the granite on the Scottsdale and Carefree line.
The Boulders is built around its rock. Granite boulder piles rise out of the desert here, and the homes, the two golf courses and The Boulders Resort and Spa were tucked in around them rather than built over them. More than half of the 1,300 acres is left as open space, so it feels quieter than you might expect from a resort community. One thing buyers should know early: buying a home here and joining the club are two separate decisions.
At a glance
- Golf: two 18-hole courses, North and South, both designed by Jay Morrish. Members and resort guests alternate days on each course.
- Resort: The Boulders Resort and Spa, part of Hilton’s Curio Collection, sits at the center of the community.
- Homes: twelve neighborhoods, from lock-and-leave patio homes and casitas to custom homes on larger lots.
- Location: on the Scottsdale and Carefree line, 85266 and 85377, a few minutes from downtown Carefree.
The market right now
The Boulders is a steady market, with 41 homes sold in the past year and 7 for sale now. Half of last year’s sales closed under $1.45 million, and the highest closed at $4 million, so there is room here for a lock-and-leave casita or a full-time custom home.

Membership
Membership at The Boulders Club is separate from owning a home. Golf membership is open whether or not you own here, while the social and clubhouse memberships are reserved for Boulders homeowners. Depending on the level, members also get use of the spa, the fitness center, and the tennis and pickleball courts. If the club matters to you, we talk about which level fits before we look at homes.
