AREA GUIDE

Carefree and Cave Creek

Two small desert towns north of Scottsdale: one quiet and boulder-strewn, the other a little bit Old West.

Drive north on Scottsdale Road past the last of the shopping centers and the desert takes over. Carefree and Cave Creek sit side by side at the foot of Black Mountain, two small towns with very different personalities. Carefree is quiet and a little artful, all boulder piles, custom homes and streets with names like Easy Street and Ho Hum Road. Cave Creek is its western neighbor, with saloons, horse trails and a main street that still feels like a frontier town on a Saturday night.

Both trade the convenience of central Scottsdale for space, views and a slower pace, and both are still close enough to the city for work, the airport and a good dinner. Here is what living up here is really like.

At a glance

  • Where it is: about 30 to 40 minutes north of Old Town Scottsdale, where Scottsdale Road, Cave Creek Road and the Carefree Highway meet the high desert.
  • Zip codes: 85377 for Carefree and 85331 for Cave Creek.
  • Setting: higher desert than Phoenix, with larger lots, mountain views and, especially in Cave Creek, plenty of horse property.
  • Schools: mostly Cave Creek Unified School District, home to Cactus Shadows High School.
  • Getting around: the Loop 101 and the 51 to the south, and the Carefree Highway west to Interstate 17.

The market right now

Carefree and Cave Creek are a smaller, slower market than Scottsdale proper: about 290 homes for sale right now and 754 sold in the past year, from cabins and ranch homes to custom estates among the boulders. That is roughly four and a half months of supply, so buyers have a little more room to negotiate here, especially on homes that have been listed a while.

Neighborhoods

Most of the area is custom homes on larger lots rather than big master-planned communities. A few names you will hear:

Downtown Carefree and the Carefree foothills

Walkable around the sundial and the desert gardens, then quickly spreading into custom homes tucked among the boulders on the slopes of Black Mountain.

The seasons

Carefree and Cave Creek sit more than a thousand feet higher than central Phoenix, so evenings cool off a little more and winter mornings can be crisp. October through April is prime time for hiking, patios and the farmers market. Summers are still hot, with highs over 100 degrees from June into September, so locals get outside early and slow down in the afternoon. Many winter residents leave for the summer, and the towns get noticeably quieter.
