If you are watching Desert Mountain this fall, the headline is patience. There are 86 homes for sale right now, from $1.35 million to roughly $18 million, and over the past twelve months 144 have sold. The median sale closed at $2.7 million.
What stands out is how long those sales took. The median home spent about 120 days on the market, and nearly half took more than four months to find a buyer. Homes sold for a median of 95 percent of their asking price.
For buyers, that means room to negotiate, especially on a home that has been sitting. For sellers, it means the first price matters. The homes that sold quickly here were the ones priced to the market from day one, and about one in eight went under contract within a month.
Where you buy inside Desert Mountain changes the picture too. Apache Cottages and Quail Ridge offer smaller single-family and patio homes. Apache Peak, Painted Sky and Cintarosa sit at the highest elevations and carry the biggest views. Seven has some of the newest homes, lower on the mountain and closer to town. The Desert Mountain guide has the full breakdown, a map and homes for sale.
Membership is a separate decision from the home, and the options change often. If Desert Mountain is on your list, contact me and I will walk you through what is available right now and which villages fit how you want to live.
